A Structural Problem Worth Solving

modeiland wasn't born from a business plan. It was born from an observation: the German rental market is systematically unfair. Thousands of people pay broker fees every year for a service that the internet made unnecessary. Landlords and tenants could find each other directly. They just didn't have a good place to do it.

modeiland was built by Cüneyt Kaya in Kornwestheim as a direct alternative. Not a broker portal. Not an ad network. A tool that brings both sides together — fairly, directly, transparently.

Why AI?

Integrating artificial intelligence wasn't about following a trend. It was about solving a real problem: people spend hours navigating filter menus when all they actually need is a clear answer to one question: "Which apartment is right for me?"

Conversational AI makes that possible. It understands what you mean, not just what you type.

The Technical Foundation

modeiland was built on CodeIgniter 4, a lightweight and pragmatic PHP framework. Tailwind CSS and DaisyUI provide a modern, consistent interface. SQLite as the database keeps infrastructure simple — no external database server, no unnecessary complexity, easy to maintain and audit.

Payments via Stripe, image hosting via Cloudflare Images, email via SMTP — proven, reliable services working together.

Beta and What Comes Next

modeiland is in beta. The core functions are stable, the platform is growing, and user feedback shapes every iteration. The geographical focus is currently the Stuttgart region, expanding outward as the landlord network grows.

The vision is clear: a rental market that works for everyone — seekers who want to find a home without paying unnecessary fees, and landlords who want to rent their property without giving up control.
