The Problem With Filter-Based Search

Every apartment portal has them: dropdown menus, sliders, checkboxes. You try to squeeze your actual needs into predefined categories. But housing preferences are nuanced. "Quiet, not too far from the city centre, space for a home office, preferably ground floor or first floor, under €1,000 warm" — that doesn't fit neatly into a form.

modeiland's Conversational AI Search

modeiland replaces the filter form with a chat interface. You type what you're looking for in plain German — full sentences, natural language. The AI reads your message and automatically extracts the relevant criteria: maximum rent, number of rooms, living space, location, and property type.

The conversation can span multiple messages. The AI asks follow-up questions if something's missing, and refines results with each exchange. Chat history is stored for 24 hours, so you can pick up where you left off.

Fit Scores: Ranked, Explained

Each result comes with a fit score (0–100) calculated across five criteria: rent, rooms, size, location, and property type. For scores of 40 and above, the AI generates a short German explanation — why this listing matches your criteria, in plain language.

The top three results are highlighted as "Best 3" in chat mode, with score, explanation, and a direct contact button.

Map View

Results can be viewed as a list or on an interactive map. Plus members can access the location map on individual listing detail pages too — useful for checking distance to work, schools, or transit.
