The Fit Score Explained: How Well Does This Apartment Match?
Why Sorting by Date or Price Isn't Enough
Most portals sort listings by date or price. The newest isn't necessarily the best for you. The cheapest might be in the wrong area. What matters is match quality — how closely an apartment aligns with what you actually want.
modeiland's Fit Score solves this.
How the Score Is Calculated
Each listing receives a score from 0 to 100, calculated across five weighted criteria:
- Warm rent (35 points): The biggest factor. Full score if the rent is within your stated maximum.
- Number of rooms (25 points): Exact match gets full points. Partial credit for close misses.
- Living space in m² (20 points): Proximity to your desired size.
- Location (15 points): Whether the area or neighbourhood matches your stated preference.
- Property type (5 points): Rent vs. buy, apartment vs. house.
The result: a single number that represents overall match quality. 80+ means excellent match. 50–79 means good with some trade-offs. Below 40 means significant mismatches.
AI Explanations
For listings scoring 40 and above, an AI model automatically generates a short explanation in German: what matches, what doesn't, why this listing is worth considering. These explanations are cached for 7 days per listing — fast, efficient, and cost-effective.
Best 3 in Chat Mode
In the AI chat interface, the three highest-scoring listings are highlighted separately as "Best 3" — with score badge, AI explanation, and a direct contact button. No scrolling needed to find the most relevant options.
